Frequently Asked Questions

What is a Community Assistant?

A community assistant is an office staff member dedicated to helping residents, future residents, and parents. CAs are the frontline of our management staff; they complete administrative duties in the office and serve as leasing agents to sell our property and sign contracts. They also function as property representatives in everything from completing inspections to hanging notices and participating in our resident events.

What type of parking is available at your community?

Free parking is available for all residents, but Town Lake also offers both carports and garages to residents for a monthly premium.

What does it mean to have an individual dorm housing contract?

Individual leasing means that each person is only responsible for their portion of the unit lease or bed space. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment.

What is included in the rent?

Your rent includes cable, internet, water & trash pickup. You will also have access to our amenities, which include: free use of our tanning beds, DVD rentals, touch-screen computers in lab, updated gym equipment and 24-hour game room, as well as our dual-level pool, volleyball, basketball courts and dog Park

Do you have a roommate matching system?

Yes. While Town Lake can never guarantee a "perfect match," all residents fill out a profile to help us put together the likeliest compatible matches. Remember; the sooner you sign your lease and the more thoroughly you fill out your profile, the more options you have and the better chance of us finding someone that works well with you.

When is my rent due?

You have three installment payment options to pay the entire amount due under the lease – one installment, two installments, or twelve installments.  If you choose to pay a single installment for the entire amount, that single installment is due August 1.  If you choose to pay in two semester installments, those installments are due August 1 and January 1.  If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are due on the 1st of the next eleven months.  Please note that these are all installment payment options and not monthly rent.

How do I pay my rent?

We accept in office payment via check or money order, or you can pay with a credit card online through the Resident Portal.

Do you allow pets?

Yes, but we require a pet addendum signed by all residents in the apartment and a pet deposit of $150, a non-refundable pet fee of $150, and a monthly pre rent of $25. We do have a 60lb weight limit, with no aggressive breeds or exotic pets allowed.

Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?

Renter’s Insurance is required. We are not liable in any form for any damage incurred to a resident's personal belongings throughout the course of the contract period. We highly recommend that residents contact a homeowner's insurance agent to learn more about renter's insurance.

What if I have a change of plans at the end of fall and don't return for the spring semester?

The only way to be released from your contract without penalty mid-lease term is to find a resident replacement. The replacement must fulfill all of the same rental criteria including student status, lease guaranty, background & credit checks. There is also a resident replacement fee of 85% of your highest month's rent. Call the office for more details.

What if I need maintenance in my room?

Residents can place maintenance requests in person, by phone, or online. If it is an emergency, please let us know as soon as possible.

What furniture is provided?

Your living room comes fully furnished with a couch, loveseat, end table, coffee table and entertainment stand. Dining rooms are equipped with a dining table and chairs. Bedrooms feature a full-sized bed (w/ elevated frame) as well as a dresser, desk and desk chair.

How do I receive packages?

Your mail will be delivered to your apartment’s mailbox located on Town Lake’s property. If you receive a package that doesn’t fit in the mailbox, you will receive instructions from the carrier to pick up from the onsite office with a valid photo ID. Some carriers may deliver to your apartment door.

What kinds of events do you have at Town Lake?

Events vary depending on the month! Town Lake has featured everything from Casino Nights to Pool Parties to Basketball Tournaments. One thing is always certain: events mean free food and drinks for the residents and the opportunity to make friends and win prizes!

Are leases for families with children available?

Yes. The property’s policy is included here for family occupants with a child(ren) under the age of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person having legal custody of the child under the age of eighteen, or (ii) the designee of such parent or other person having such custody, with written permission of such parent or other person. For family households with children, all household members age eighteen (18) or older must: (A) complete an application, and (B) sign the lease as a Resident. For family households with children under the age of eighteen (18), at least two (2) people will be permitted to occupy a single bedroom. If a family household with children under the age of eighteen (18) requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of the children, configuration of the unit, any physical limitations of the property, and local occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease. The Landlord has the right to lease any empty bedroom(s). Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.

What if I don't have a guarantor?

No Guarantor? No Problem, Town Lake offers Leap as an option! Leap is a quick and easy process that fills in for a guarantor or parent co-signer. Leap's application is free online and takes around 5 minutes to complete. You will get a conditional decision within 30 minutes during normal business hours.
