We want your college student to be successful throughout their career at their college of choice. They need a good foundation and support to gain this success. At Town Lake, we want to help support their productivity by giving them a fully-equipped computer lab and individual study rooms at their fingertips. We want to keep them healthy with a state-of-the-art fitness center. We also want to help them relax by giving them a fully-loaded game room, resort style pools for lounging, and events to meet other students. Town Lake meets every need that your student will have while in college so they can achieve what they came here for in an enjoyable atmosphere.
Individual leasing means peace of mind for you. Your financial responsibility is only for your student’s space unlike many apartments or rental houses where a joint lease is signed. If a roommate transfers to another school or moves out of Town Lake for any reason, you do not have to worry about having to cover their portion of rent. This is just another reason why Town Lake is your student’s best housing option!
Town Lake has a full Community Assistant staff that lives on-site and is able to help your student 24 hours a day. The leasing office at Town Lake is where your student can fill out maintenance requests, pick up packages, and get any other need met. Our maintenance staff will respond to your student’s maintenance issues quickly and professionally. Town Lake offers 24 hour emergency maintenance as well so that your student’s comfort is not affected.
Town Lake has five spacious floor plan options so your student will easily be able to find one to suit their needs. We have one bedrooms, two bedrooms, three bedrooms, and four bedrooms. They can share a bathroom or have their own. Your student’s rent includes cable, internet, water & trash pickup, furniture, access to the Town Lake amenities, and so much more!
If your student does not have a roommate in mind, we can find them one! We will have them fill out a roommate matching sheet so we know what they are looking for in a roommate. During the summer, we will spend weeks looking at these preferences and matching them up with the best person we can find!
While the main focus of your student’s college career will be about graduating and getting a fulfilling job, they also need to have fun along the way. At Town Lake, your student will create life-long relationships and connections that will make them even more successful. Our Community Assistant staff plans monthly resident events to get them involved. Town Lake has featured everything from Casino Nights to Pool Parties to Basketball Tournaments. One thing is always certain: events mean free food for the residents and the opportunity to make friends and win prizes! We will also keep our residents connected to on-campus and community events so they don’t miss anything! We want your student to succeed, and that’s why we thought of them while designing Town Lake as a Living-Learning environment!
A community assistant is an office staff member dedicated to helping residents, future residents, and parents. CAs are the frontline of our management staff; they complete administrative duties in the office and serve as leasing agents to sell our property and sign contracts. They also function as property representatives in everything from completing inspections to hanging notices and participating in our resident events.
Free parking is available for all residents, but Town Lake also offers both carports and garages to residents for a monthly premium.
Individual leasing means that each person is only responsible for their portion of the unit lease or bed space. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment.
Your rent includes cable, internet, water & trash pickup. You will also have access to our amenities, which include: free use of our tanning beds, DVD rentals, touch-screen computers in lab, updated gym equipment and 24-hour game room, as well as our dual-level pool, volleyball, basketball courts and dog Park
Yes. While Town Lake can never guarantee a "perfect match," all residents fill out a profile to help us put together the likeliest compatible matches. Remember; the sooner you sign your lease and the more thoroughly you fill out your profile, the more options you have and the better chance of us finding someone that works well with you.
You have three installment payment options to pay the entire amount due under the lease – one installment, two installments, or twelve installments. If you choose to pay a single installment for the entire amount, that single installment is due August 1. If you choose to pay in two semester installments, those installments are due August 1 and January 1. If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are due on the 1st of the next eleven months. Please note that these are all installment payment options and not monthly rent.
We accept in office payment via check or money order, or you can pay with a credit card online through the Resident Portal.
Yes, but we require a pet addendum signed by all residents in the apartment and a pet deposit of $150, a non-refundable pet fee of $150, and a monthly pre rent of $25. We do have a 60lb weight limit, with no aggressive breeds or exotic pets allowed.
Renter’s Insurance is required. We are not liable in any form for any damage incurred to a resident's personal belongings throughout the course of the contract period. We highly recommend that residents contact a homeowner's insurance agent to learn more about renter's insurance.
The only way to be released from your contract without penalty mid-lease term is to find a resident replacement. The replacement must fulfill all of the same rental criteria including student status, lease guaranty, background & credit checks. There is also a resident replacement fee of 85% of your highest month's rent. Call the office for more details.
Residents can place maintenance requests in person, by phone, or online. If it is an emergency, please let us know as soon as possible.
